- Rigorous analysis, based on comparing the most relevant comparables to your house, to estimate your house’s current market value (factoring in any repairs/improvements you might consider making)

Prepare House
for Sale
|
- For any repairs/improvements you would like to make, referrals to high quality home improvement contractors and, if you desire, management of whichever contractor(s) you choose, to ensure all work is completed satisfactorily
- Room-by-room staging plan
- If desired, the option, at your expense, to engage a professional staging company (that will provide furniture/furnishings to stage your home); I can/will manage this
- Update market value analysis, based on any relevant new sales, to inform your ultimate decision on your house’s listing price

- Identify property’s compelling features/differentiators to be specifically highlighted in listing description, photographs, etc.
- Professional, top quality photographs and floor plans, for listing and brochure
- Professional brochure, in hard copy and pdf format file
- Identify receipts and other records related to investments made in the property to provide to prospective buyers

- Listing on multiple listing service (MLS) and all major real estate websites
- Promotion of listing to my personal network (over 1,000 people)

- Centralized Showing Service (CSS), to give me (and you) complete control of scheduling showings (helpful for ensuring advance notice or restricting showings at specific times)
- If desired, an open house, the first weekend after listing becomes active
- Each morning, proactive follow-up with buyer agents who showed your house the day before
- Prompt, thoughtful, informed responses to questions raised by buyers agents or their clients
- Daily updates provided to you, to let you know how many prospective buyers have seen your house, what questions they’ve raised, and their level of interest

- Thorough analysis of each offer and its unique set of terms (and potential risks)
- If multiple offers, clear, effective side-by-side comparison of offers
